Your ADU journey begins with a comprehensive consultation where we:
• Assess Your Goals: We’ll discuss what you want to achieve with your ADU in Atlanta, whether it’s additional living space, rental income, or something else.
• Review Your Budget: Together, we’ll go over your budget to ensure the project is financially viable and aligned with your expectations.
• Explore Design Ideas: We’ll present initial design concepts and discuss how they can be tailored to fit your property and needs.
• Set Expectations: We’ll outline the overall timeline and what you can expect at each phase of the project.
STEP 2

After the consultation, a non-refundable retainer is required to proceed. This step combines several critical phases to set the foundation for your ADU project:
Retainer Agreement: The retainer secures your commitment and allows us to allocate the necessary resources for your project.
Initial Site Survey: We begin with an initial survey to assess the existing site conditions of your Atlanta property.
Architectural Design: In parallel with the site survey, our design team works on developing the full architectural plans. By the time the site survey is complete, the architectural blueprints will be ready.
Final Site Survey & Integration: Once the architectural plans are finalized, they are sent to the surveyors for the second phase of the survey, where the ADU is precisely situated on your site.
Permit Submission: With both the architectural plans and the site survey completed, we prepare and submit the full package to Atlanta’s planning and permitting department to obtain the necessary permits.
STEP 3

With permits in hand, we prepare your site for construction:
Site Clearing & Grading: We clear the site of any obstacles and grade the land to ensure a stable foundation.
Foundation Work: We lay the foundation according to the specifications of your ADU design, including footings, slabs, or piers.
Framing: The structural framework of your ADU is erected, ensuring precision and stability.
Roofing & Exterior: The roof is installed along with exterior finishes such as windows, doors, and siding, making the ADU weather-tight and aligned with your property’s aesthetics.

With the structure in place, we move on to the internal systems:
Mechanical Rough-In: HVAC, plumbing, and electrical systems are installed during this phase.
Inspections: Although not detailed here, we ensure all rough-ins are inspected and approved before moving forward.
Insulation Installation: Once the mechanical rough-ins are complete, insulation is installed to ensure energy efficiency and comfort.
Drywall Installation: We follow up with drywall installation, creating the interior walls and ceilings of your ADU.

As we approach the final stages, we focus on bringing your ADU to life:
Mechanical Final: HVAC, plumbing, and electrical systems are finalized and tested to ensure they are fully operational.
Flooring & Tile Work: We install your chosen flooring and tile work, setting the stage for the final finishes.
Cabinetry & Countertops: Custom cabinetry and countertops are installed in the kitchen and bathroom areas.
Painting & Trim Work: Final touches include painting, trim work, and the installation of fixtures like lighting and hardware.
STEP 6

Before handing over the keys, we ensure everything is perfect:
Comprehensive Inspection: We conduct a thorough inspection to ensure all work meets building codes and our high standards.
Client Walkthrough: You’ll have the opportunity to walk through the completed ADU with us to ensure everything meets your satisfaction.
Final Adjustments: Any final adjustments or touch-ups will be made before you take possession.
Handover: Once you’re satisfied, we hand over the keys and provide all necessary documentation.
